Roommates suck ***Follow

I know I don't regularly post here, (or anywhere for that matter), but it seems you would all be more experienced (no offense, but I do mean older in this context, and for this topic, hopefully more experienced).

I own a house. I use roommates and their rent to cover my mortgage. This in itself is usually not a problem. But I have roommate moving out very soon with about a weeks notice. He has however, offered to pay until the 15th of November. He also wants until then to get his shit out.

I am twenty-three and cannot afford to one month where I can't cover my mortgage.

In this situation financially, I need to have a new roommate in by Nov 15.

I have a potential new roommate ready to move in Nov 1st though. (Guaranteed, he starts working in this city Nov 5)

So should I kick the guy (who already has the room [paid till Oct 31st, and wants the room until the 15th]) out on the first, and say sorry, you haven't given me nearly enough warning, please leave the first so I can keep my house (Cause or mortgage problems), or does that seem really rude? This guy literally told me Oct 24 that he was moving out, yet wants until the fifteenth to get his stuff out. Can I in good conscience tell him to get the fuck out on the first of November?

What would you do in the same situation?

Well, for one, you should have had him sign a lease and hopefully in the future you won't make such a dumb mistake again with it being of such importance. Make sure new guy signs a lease.

If money's the only issue, tell guy number two that you require a security deposit (to be returned when he moves out) and first months rent to hold the room...that's standard. Now you have the money you need. Of course, if he doesn't move in and you have to refund him, you're ******* but oh well.

idk how it is in your state, but in some states if someone has been living with you for X amount of time, you can't legally kick them out without X amount of days notice. I mean, you can try of course.

Personally, I'd tell them that if they can find someone to take their place, ok, but if they can't, you've gotta take whoever will pay the bills. Maybe help them pack up, but you gotta get your money.

If it's just their stuff in the way, perhaps you could gratiously offer to let them move out early, and for a small fee, you'll put their stuff into a storage facility until they can come and get it.

Do you have a lease?
If not Start using them.

If he wants to stay to the 15th then he pays full month of nov.
If he is moving out 11/1 then take the half rent, put his stuff in storage and have new person move in.
As a landlord, Jonwin always require first month and security deposit. He always use a lease, but then the house is set up as a duplex. (Separate apartments for you
non homeowners.)

So, is the present guy, guy A, still wanting to LIVE with you until the 15th?

I presume the second guy, guy B, needs to be all moved in by the 1 st so he can start his job.

If Guy A isn't actually in the house any more, only his gear, is it feasible to move some of his gear into a common space, or squished up in the room, and move guy B in when he needs to? Guy B might be very desperate to organise a living base in the city so he's there in time for his job, so Guy B might be willing to put up with a certain bit of inconveniance in exchange for getting a base in the city fast.

You may be able to get the two guys to work out a compromise if you give them each other's contact details fast, and let them thrash out the details.

Give one a month to ship out, bring the other in when he needs to be there, and sleep on the couch for the overlap.

Help him move, and have an "accident" with one of the book cases, tehn sell his organs on Ebay to cover the mortgage?

14 rates is ballistic? Nah, trust me you've seen me ballistic before and that wasn't even close. That was me ******** with the rate buttons because I can. It's ok though, you probably deserved it.

On topic though. Prorate the rent for how many days he is going to keep his **** there. He is impacting you financially and you are providing him a free storage facility. If he doesn't feel that option is acceptable tell him ok and go get some garbage bags and toss his **** to the curb.

I see Jonwin been adding to my post count again.

Having a lease, though I'm much more then a roommate, has help me legally deal with government agencies. That one piece of paper comes in mighty handy for both of us. If I knew as much years ago, I would have never gotten married. I rather face Rent Court, then a divorce.

Plus I can make him go down stairs and sleep on the couch, if I want the bed all to myself.

Good idea, then when just sign the house over to him to save him the minor effort of suing you under tenants rights laws. This is why the stabbing/burning works so much better. Have we really learned nothing from Micheal Keaton in Pacific Heights?

OK, guy A (the one "moving out") hasn't even been home for like a week. All that's left here is his bed.

I usually have lease agreements with my roommates, but in this case I had a roommate move out (let's call him Guy -A) legitamitely. Guy -A had a lease. Guy -A gave two months notice. So I had his room advertised. Then, I was on a trip when Guy A contacted me about the room, so I referred him to my mom to make arrangements while I was out of town. He apparently never signed a lease.

Guy B (the one who wants to move in Nov 1st) came and saw the room today. He's gonna take it, and I had him sign a lease (1 year).

So Guy A's stuff is getting put to the curb if he doesn't pick it up by the first.
He will not have to pay til the 15th.

Bad idea. You do not have the right to remove his belongings until you've obtained a court order for eviction, and without a lease, you have no grounds to evict. If the old roommate is under the impression that he has until the fifteenth, then has until the fifteenth. Can you not contact the guy? Has he just disappeared?

Anyway, the lesson is that if you're going to be a landlord you need to get a simple lease agreement, at the very fUcking least. Otherwise you just need to eat the half-month of lost rent. It's your own fault.

No, I didn't have a way to contact him. I literally came home one night after work, found a letter saying he was leaving and most of his stuff was gone (he left a bed and an empty dresser).

Anyways, this has all become a moot point, guy came and picked up the last of his stuff about an hour ago.
