UPDATE: Along with our first contract with the contingency where the buyers selling their other home, we now have a 2nd offer/contract without a contingency. As it turns out, the first contract folks have found a buyer for their house. So the first buyers have 72 hours to get their paperwork in order (Monday 7/31) or the second couple can buy our house.
The nice thing about the first buyers is they are paying 5k over our asking price. However, they want a home inspection - our house is in great shape for being 14 years old, however, who knows what a home inspector will find. So, we'll probably end up giving them some sort of credit for them to make repairs if needed.
The nice thing about the second buyers is they met our asking price and didn't want to bother with a home inspection. Interestingly, they actually live across the street to us. I'm not sure what they'll do with their existing house, but it's nothing for us to concern ourselves with.
So if the first buyers get their paperwork done and turned in on Monday, we'll have a closing date of August 31. If they ***** something up, the second buyers will want settlement on August 29. So it's all good in terms of us going to settlement by the end of the month, as we had hoped.
My wife is flying out earlier back to San Francisco to await the arrival of our pets (petexpress) and preparing our SF house for the arrival of our furniture and stuff. Right after settlement, I'm going to drive up to Yardley, PA (just north of Philadelphia in Bucks County) and stay the night at my dad and step-mom's house. Then, the next morning, my dad and I are going to drive across country (northwest route) to California. Something we've always wanted to do. I haven't mapped out our route yet, but I'm hoping we'll be able to pass through Montana and Idaho, as they are beautiful states.
Anyhoo, now we can breathe a bit easier

- the only thing I'm concerned with at this point is getting our stuff packed up (we're using a Pod - where they drop off a big container and we load it up ourselves, then the shippers pick up the container and drop it off at our home in California and we unload it) and the results of a home inspection, if needed.
