Havoc Demon Hunter Rotation Follow

For the Life of me I can not get to 200K DPS on single target. Ive been raiding EN on Heroic with the Guild and I can't seem to get the rotation down. I can get to 160-70K on most bosses (Ursoc is the lowest like 140). Raid Dummy is 177K whithout CD's. CD's I can get to 220K but after back down below 200.

I try to keep Bloodlet on at all times and have been following the DPS guide here on WowHead. Trying to incorporate only spending Chaos Strike with momentum and using Fel-Rush as much as possible.
